Proper preparation and execution of the lease agreement is of paramount importance to the success of a rental property. Spire will draft and execute the lease in accordance with agreed upon terms, ensuring that the lease terms are clear, enforceable, and in compliance with local and state laws.  The lease includes proprietary addendums unique to Spire that affords further protection for our clients.

Spire is responsible for collecting rent from tenants on behalf of the property owner and ensuring that rent is paid on time.

Spire has established a vast network of qualified vendors to address any maintenance issues that may arise. The coordination and scheduling of and payment for necessary repairs, routine maintenance are all included in our service.

Spire offers regular property inspections that are conducted by a certified home inspector to proactively identify and address any issues or potential problems. This helps maintain the property’s value and prevent more significant issues from arising in the future.

On behalf of our clients, Spire maintains meticulous financial records. Any invoices that have been paid are attached to the comprehensive financial statement that is sent to our clients monthly. The year end statement is provided annually that categorizes each expense in detail, creating a clear financial picture of the properties performance on a yearly basis.

As the main point of contact for tenants, Spire is available for and responsive to tenant concerns or requests and promptly addresses any issues that may arise.

Our office is available 24 hours a day, 365 days a year to respond to any emergency situation such as plumbing leaks, electrical issues, or other urgent matters.
