Drive PCH from Las Flores to Point Dume this July and the storefronts read differently than they did eighteen months ago. Some of the mainstays are lit again. A handful of newcomers have quietly claimed the addresses of places that did not come back. The geography of a Malibu dinner reservation has moved.
The thesis worth holding
The story most residents have absorbed from national coverage is a binary one: Malibu was closed, now Malibu is open. That framing misses what actually happened. The recovery did not restore the pre-fire map. It rearranged it. The gravitational center of casual dining has shifted eastward toward Cross Creek and Point Dume Village, longtime seafood addresses on PCH have been replaced by different cuisines under new operators, and the anchor tenants that did return are running limited hours while they rebuild staffing. If you are planning a Friday night out, the shortlist you kept in your phone in 2024 is no longer accurate.
The anchors that came back, and how
Duke's Malibu reopened on March 13, 2026, more than a year after the Palisades Fire and the mudslides that followed forced it dark. The restaurant is easing back with limited service, open Wednesday through Sunday from noon to 7 pm while staffing ramps up, with expanded hours expected soon. The building itself is essentially new inside. The interior koa hardwood, a species indigenous to Hawaii, was removed by hand, milled, refinished, and reinstalled by hand. Insurance did not allow structural changes, but the team upgraded interior operations and added elevated seating to give more guests direct window views.
General Manager Jimmy Chavez, who has been running the remediation, put it plainly in an interview with LAist: "You open one can of worms, and there's three cans underneath it."
That sentence explains a lot of what residents are seeing along PCH. Reopening dates are not construction dates. They are permitting dates. Duke's had hoped for a partial reopening in August 2025, delayed by permitting and material delays before the February 2026 relaunch. Neighboring operators tell variations of the same story.
Meanwhile, the everyday errand map has been quietly rebuilding. According to the City of Malibu's small business tracker, ribbon cuttings this year include Casita Basqueria, ChitChat Coffee & Matcha, Clark's Oyster Bar, Ela Restaurant, Gelson's Market at 23700 Malibu Road, La Nena Cantina, Malibu Country Fried Chicken, Papa Razzi's Pizza, Royal Egg Caffe, Sake House, and Wally's Wine & Spirits. That list is worth keeping. It is the closest thing to a live index of which addresses are actually accepting customers, and the City maintains it here.
Who did not come back
A candid map has to include the losses. Moonshadows closed after nearly 40 years, though the same ownership operates The Sunset and Ca Del Sole where several of its dishes have migrated. Reel Inn and Cholada Thai remain closed after the state terminated their leases. Casa Nostra has not started rebuilding. Residents who used to route a Sunday drive around a stop at Reel Inn need a new plan.
East Malibu is where the newcomers landed
The most interesting pattern in the 2026 openings is geographic. East Malibu, the stretch that felt most exposed during the closure, is where the new operators have concentrated.
La La Cabana, a Mediterranean and Moroccan restaurant, opened in the remodeled space that previously held Tavern 1 and Cliffdiver. Signature dishes include Kefta Tajine with Moroccan beef meatballs and sunny eggs, and a vegetarian Capri Tajine with mozzarella and roasted garlic tomato sauce.
Sushi by Howdy opened a few weeks earlier next door to the popular Howdy's, with a full liquor license, sakes, and specialty beers. The menu leans into Asian-Mexican crossover, including a sushi taco and a Mexicali sushi roll.
At Point Dume Village, a small ecosystem is forming under a single operator. Ju Ju Asian Kitchen, offering casual patio dining, takeout, and boba tea, is opening two doors down from Ciel Orange, both owned and curated by Wilfredo Barrera, the proprietor of Tramonto Bistro in central Malibu.
And where Malibu Kitchen used to be, Scott's Kitchen, a deli and market, is taking the space.
The Park at Cross Creek is being redrawn for families
The Cross Creek retail center is the second cluster worth marking on your map. Irv's Burgers and Prince Street Pizza will share the former Real Coconut space in early September, next to the Tesla store and adjacent to the retail center's playground. Irv's has operated in Santa Monica and West Hollywood since 1946, serving hot dogs, shakes, fries, and burgers.
The signal here is not the burger. It is who these operators are courting. A New York slice concept and a legacy Santa Monica burger stand sharing a plot next to a playground reads as a deliberate bet on families with kids in the car, not on the tourism spike that used to define a Malibu summer.

The pier situation, for anyone planning a walk
The pier itself is only partially usable this summer. California State Parks has temporarily closed the end of Malibu Pier, meaning the Malibu Farm Pier Café and the Surfshop/Souvenir Shop at the end of the pier are closed, though the Malibu Farm Restaurant at the Pier, located outside the closure area, remains open. The State Parks page for the Malibu Lagoon State Beach is the reliable source for reopening updates. Plan the walk knowing you can eat at the entrance but not stroll to the far railing.
For programming, Aviator Nation Dreamland is running a summer concert series on the first Sunday of every month in partnership with Malibu Pier. It is one of the few recurring music anchors on the calendar this season.
Why the reopening dates feel slower than they should
For residents who watched PCH sit empty, the pace of relaunch has felt uneven. There is a reason for that beyond the individual permit backlogs. Cal Fire's accounting puts the Palisades Fire at more than 23,000 acres and more than 6,000 structures destroyed, with the burn covering the vast majority of homes along the ocean from Topanga Canyon to Las Flores Canyon. Nearly 800 structures were lost in Malibu, including the Reel Inn. That volume of demolition and remediation is competing for the same pool of contractors, inspectors, and material shipments that any restaurant needs to reopen a dining room.
Chavez's quote to Westside Current pointed at a second, less visible pressure on menu prices. He attributed cost changes at Duke's less to disaster expenses than to "tariffs, different international relations in seafood, wine imports, liquor" affecting the cost of goods. Locals reading a slightly higher check this summer should not assume it is a rebuild surcharge.
What this means for a Malibu household in August 2026
Three practical takeaways for residents planning a normal week:
- Rebuild your shortlist by geography, not by memory. The old east-to-west spread of anchors is now weighted toward East Malibu and Cross Creek. A Tuesday takeout run that used to end at Reel Inn probably ends at Sushi by Howdy or Howdy's now.
- Call before you drive. Duke's is on limited hours. Several ribbon-cut businesses are running partial menus. The Malibu Rebuilds directory is more current than any third-party review site.
- Treat the pier as an entrance, not a loop. Malibu Farm at the Pier is open. The Pier Café and shop at the end are not.
The map is legible again. It is just a different map.
